Steps to Selling a Home
Prepare
Your Chesapeake Real Estate Associates Realtor® will assist you in preparing your home for marketing. He/she will provide you with comparable sales so that you can choose an effective asking price. In addition to determining your pricing strategy, your Chesapeake Real Estate Associates Realtor® will customize a marketing plan for your property to suit your needs.
Market
When it is time to begin implementing your marketing plan, your Chesapeake Real Estate Associates Realtor® will carry out the scheduled marketing activites as discussed. These may include placing your property in the mulitple listing system, placing print and media advertisements, scheduling and hosting open houses, etc. During this time, our office will schedule showings with you by phone and your agent will keep you informed about feedback from those showings. Our computerized showing system will email you reminders of scheduled showings, if you desire. Also, if a call is received in our office about your property, that call is sent directly to your listing agent. Why? Because who better to answer questions about your property than the agent that knows it best. This system is different from most companies who allow a "duty" agent to handle such calls.
Review/Negotiate Offers
When a contract offer is received, your Chesapeake Real Estate Associates Realtor® will present it to you and review with you the terms and conditions specified. Your agent will assist you negotiating the contract and preparing/presenting a counter-offer if you so choose. When a final agreement has been made between you and the buyer, the completed contract, signed by all parties, will be copied and delivered to you.
Preparing for Settlement
Your Chesapeake Real Estate Associates Realtor® will keep you up to date in regards to the buyer's progress in meeting the terms of the contract (i.e., financing or home sale contingencies, etc.) He/she will also schedule with you to allow for any inspections to occur as prescribed by the contract.
Settlement
When all the terms of the contract have been met and settlement has been scheduled, your Chesapeake Real Estate Associates Realtor® will attend settlement with you and answer questions for you should they arise. At settlement, you will review the settlement sheet, sign the title documents, receive applicable proceeds, and give keys to the home to the buyers.
